Ardgowan Homes Limited use only carefully selected high quality materials from sustainable sources.

The properties at Ballochmyle have been specifically designed for this location using traditional brick and block construction with solid concrete floors at ground and first floor level. Attractive elevations include reconstituted stone detailing with co-ordinating render under pitched slate effect roof.

Ground floor ceiling heights are a generous 2.7m approx. All properties come with a ten year NHBC warranty.

Each of our properties have been designed with energy efficiency in mind and the standards achieved are in excess of the values required under current Building Regulations.

WINDOWS
Low maintenance windows and doors in oak effect U-PVC provide high security and peace of mind.

KITCHENS
Designer kitchens with a choice of finish from our selected range (subject to stage of construction) with stainless steel appliances comprising 11/2 bowl sink, electric double oven, gas hob, extract hood, integrated fridge freezer, dishwasher and microwave. Ceramic tiling to floor from our selected range.

UTILITY ROOM (where applicable)

PLUMBING AND HEATING
The central heating and hot water are supplied via an unvented system which provides mains water pressure to hot and cold taps and provides invigorating shower pressure.

The boilers will be gas fired and condensing. Underfloor heating will be provided to ground and first floors.

Radiators with individual thermostatic controls will be provided to the second floor in the Ardgowan III house type.

All properties will be provided with Class 1 flues which are capable of taking solid fuel or gas fires from our selected range.

An external water tap will be provided.

DECORATION
Walls and ceilings will be finished in emulsion from our selected range.

Doors, skirtings and architraves will be finished in American White Oak.

Stairs and handrail will also be constructed in American White Oak.

All ironmongery to be polished chrome.

Choice of coving to lounge and hallways from our selected range.

All properties to be fitted with a loft ladder and lighting to roofspace.

GARAGES
Light and power will be provided to all garages. All garage doors will be electric up and over style.

EXTERNAL
All front gardens and planting areas will be landscaped in accordance with our approved landscape design.

Waterproof external socket will be provided. Properties will be separated by a 1.2m chain link fence and integrated hedging. Rear gardens to be rotovated. Substantial areas of patio. Driveways and shared surface roadways will be constructed in selected block paving. Tarmac to footpaths and roads.
